Architectural Control

The Crystal Ridge Subdivision is governed by covenants, conditions and restrictions, which includes architectural control of buildings, fences and walls.

Residents are required by the CC&R’s to submit a Modification Request for approval by the Board of Directors before you do any exterior modifications to your property. This includes home painting, structural additions, fences, sheds, pools, etc.

    Automatically Approved Modifications

    In the interest of providing homeowners with speedy approval of improvements to their property, the following improvements do not require submitting a modification request:

    Approved House/Trim* Paint Colors:

    • Earth tone colors (tans, browns, muted green)
    • Gray and muted blue colors
    • Muted yellow
    • White

    *Trim shall compliment the main house color

    Approved Roofing Materials/Colors:

    • Cedar Shake
    • Architectural grade composition shingles (browns, green, gray, black)
    • Rubber shake

    Accessory Buildings:

    1. No larger than 120 square feet and do not exceed eight feet in height.
    2. Must be painted to match the home located on the property.
    3. Comply with required City setback requirements*.

    *Corner lots requiring an accessory building to be located in view of a street shall require ACC review.

    Fences and walls:

    • Wood fences not exceeding six (6) feet in height located in side and rear yards.
    • Only decorative picket fences not exceeding three (3) may be erected in the street setback.
    • Walls less than 4 feet in height.
